35 Open Houses in Greenwich on March 25

This week we have 35 open houses, 17 are under $1 million, 6 are between $1 and 2 million, and 11 are over $2 million. We also have one rental. The forsythia is out and we also have the St. Patrick's day parade so it's a good day to see some open houses, appreciate nature and bagpipers.

Market Report

So far this month we have had 33 closings; 5 condos and 28 single family homes. Sales continue to be concentrated below our roughly $2.5 million median price.

High-end sales

Twenty-three of the 28 home sales are below $2.5 million. Fortunately, we are also seeing sales above $5 million with 3 so far this month. In addition, we have 2 executed contracts for houses with list prices above $10 million, which is very welcome news for this price category. We also have contracts pending on 3 houses with list prices above $5 million, so people are spending their bonuses.

Under $2.5MM sales

As mentioned, we have 23 single-family homes sold in this price range. There are 23 accepted offers or contingent contracts under $2.5 million and another 14 fully executed for a total 60 listings moving off the market in this price category.

Listings

This is the time of year when listings should out pace sales. Inventory increases, followed by contracts in the next couple of months followed by sales peaking in June.

So far in March 2012 we have 119 new listings. Ninety-eight of these listings are for single-family homes and 42 of those listings are over $2.5MM. Twenty one of the new listings are condos, but so far in March we only had 5 condos sold.
