Greenwich Tax Rolls Grow to $30.8 Billion

The Greenwich Tax Assessor's office has completed the 2011 property assessments.

 

Despite a slowly rebounding economy, it appears Greenwich may be immune to the national financial woes.

According to the Greenwich Tax Assessor's Office, the town's tax rolls — for real estate, personal property and motor vehicles — grew by nearly $228 million. The 2011 total gross assessments are $30,801,500,130, up from the 2010 total of $30,479,475,977. All property is assessed at 70 percent of market value.

There are 19,572 residential properties in town with a total assessment of $24,143,387,100, up from $23,965,346,300 in 2010. The top residential parcel is a Byram Shore Road estate of slightly more than 9 acres owned by Charles and Theresa Davidson that has an assessed value of $26.6 million. Davidson is a co-founder and CEO of Wexford Capital LP.

Television's "Judge Judy" Sheindlin's Round Hill Road estate of 12.5 acres is among the top 20 properties with an assessment of $20.9 million. (Technically, the land owner is listed as QSS LLC c/o Judith Sheindlin.)

Billionaire hedge fund manager Steven Cohen, ranked by Forbes magazine as the world's 35th richest person, is 14th on the residential list. His nearly 14-acre estate on Crown Lane is valued at $17.8 million. The 2.5 acre Harbor Drive estate of Colgate-Palmolive Co. CEO Reuben Mark is assessed at $17.5 million.

The 966 commercial properties in Greenwich had a total assessment of $4,162,231,080, up from $4,133,955,140 in 2010. The most expensive commercial parcel is Greenwich Plaza, adjacent to the Greenwich train station, with an assessment of nearly $186 million on the 2.8 acre campus.

Two of the largest commercial properties were Greenwich American Inc.'s office campus at 1 American Ln. (straddling the Armonk, NY border) with a $122.5 million assessment on 154.6  acres; and the 210-acre Round Hilld Club with a $37 million assessment.

Foreign sports and luxuary cars dominated the personal property list with designer guru Tommy Hilfiger tied for the top spot with his 2003 Ferrari Enzo coupe race car that was assessed at $633,360.

Hilfiger's Ferrari was one of 54,092 vehicles in town with a total assessment of $750,716,300.

With the town's 70 percent evaluation, Personal Property Appraiser Ali Karimi said to calculate the value of a property, divide the assessed value by .7.

If property owners are unsatisfied with their assessments, they may file an appeal with the Board of Assessment Appeals that will be conducting hearings during the month of March. Appeals must be filed before Feb. 20. Appeals forms are available by clicking here.
