2012 Home Sales Through November Exceed All of 2011; 11 Open Houses Today

574 houses sold in Greenwich through November, with 22 sales in December; inventory continues to shrink.

The holiday season is well under way and we only have 11 open houses this weekend. But we have a nice variety of prices and areas, from Riverside to Byram to the backcountry. You can see the interactive open house map here and the Greenwich open house list below.

The final numbers are in for November and we had 38 single-family home sales in Greenwich. This is nine more sales than November 2011 when we had 29 sales. You have to go back to the boom year of 2007 to find a November with more sales. Total sales through the end of November are 574 home sales exceeding the 573 sale in all of 2011. The sales in November are even more remarkable when you add in the fact that many people did not have power for the first part of the month due to Hurricane Sandy.

December 2012 also looks like it will be a good month with 22 single-family home sales and 12 condo and co-op sales through the first two weeks of the month. The high end of the Greenwich market continues to come back with sales so far this month of $12 million, $8 million and $5 million. The lower end of the market continues hot as we had 8 listings sold in a month or less. As an example of this market 18 Annjim Dr. which  I mentioned in last week’s column went to executed contract in only 9 days with 8 bidders for this classic Cos Cob cape.

In the first two weeks of December, we have had 21 executed contracts and 32 accepted offers/contingent contracts for a total of 53 more listings off the market. We got 23 new listings, but we need more. In many parts of the town and in many price ranges we just don’t have much to show people. We only have 456 home listings. Of these 456 listings, 123 or more than a third, have been on the market for more than 9 months.  Any sellers who are waiting for the spring market under $2 million should seriously consider putting it on at the beginning of next year and not waiting until late February, the traditional start of the market. The buyers are out there.
