Greenwich Real Estate Inventory Finally Grows; 55 Open Houses on April 14
There are 499 single-family homes for sale in Greenwich; 156 sales pending; 35 homes sold in March.
The final numbers are in for March 2013 and we had 35 single-family home sales. This includes four properties sold outside of the Greenwich MLS which is as typical number for private sales in Greenwich. The sales to date have been a little below both 2012 and our six-year average of sales, but given all the sales in December 2012 motivated by new federal taxes this is to be expected. We still have a lot of pending contracts waiting to close so sales should look better in coming months.
Once again sales have been disproportionately concentrated in the under $2 million market. Based on figures from fellow open house lister Jared Randall’s weekly newsletter GreenwichRealEstateGuy.com, new listings of single-family homes and condos are up in April which is great because we really need the inventory. As you can see from his graph below, this was not the case in March.

He writes that this past week we have seen the market change. We have had another week of the inventory growing. We had 52 new listings came on the market this past week. That is 102 new listings in the last two weeks. We have 619 total properties for sale so you can see that 102 in the last two weeks is high activity. The total inventory has increased from 598 to 619 listings. In my opinion this more than anything shows how much the market has changed. Even with 102 new listings in the last two weeks, the total inventory has only grown by 21.
Jared’s numbers include condo sales which have been active this year. When you look at just single family home sales we are just one house short of reaching 500 listings on the market, still low for this time of year, but better. We have 19 houses sold so far this month and an amazing 156 contracts and accepted offers.

This Sunday we have 55 open houses in all parts of the town and all price ranges. It should be a beautiful sunny day with highs around 55 so it’s a good day to get out and see some open houses.
