October Home Sales Exceed 2011; Busy Weekend with 55 Open Houses

Sales are looking good; high-end rentals prompt continuing concern by some.

 

This week we have 55 open houses with 10 under $1 million, 20 from $1 -$2 million and 18 over $2 million. We also have 6 rental open houses ranging from $6,000 to $10,500 per month. MARKET REPORT - GREENWICH, CT REAL ESTATE SALES STATISTICS

So far this month we have had 22 single family homes sold in Greenwich, which beats the 21 homes sold in all of October 2011. Our 6-year average for October is 37 sales so we are right where you’d expect us to be at this point in the month based on the historical average.

I’ve put in a complete list of the homes sold so far this month, because they are fairly representative of what is going on the in the market today. Of the 22 homes, 13 sold for under $2 million and 9 for over $2 million. The median price was  $1,737,500 or 93% of the final list price and $491 per square foot. The median time on market was 191 days. Most of the sales were in front country though we did have 5 sales in mid-country and backcountry as you can see from the map.

Also this week we have 6 rentals which are indicative of the continuing concern in the market. Some sellers are waiting for prices to go up and are happy to rent, while despite the overall good news in the housing the market nationally, some buyers are concerned that prices may start dropping again. The result is a busy rental market at the upper end even as sales are picking up nicely above $3 million. This cautious group is shrinking however as most people see prices heading up albeit slowly.
