MARKET REPORT
As expected February sales were about average. The GMLS reported 28 single family home sales in February 2013 which is right at the seven year average for February. This makes for a total of 58 sales in 2013. We have 106 pending contracts or accepted offers and our inventory is up slightly to 454 houses.
For buyers under $1.5 million, the spring market started back in January, and the sellers are starting to catch up now. As house listings are starting to come on the market faster than they are going off. When you factor in contracts with sales so far we are looking at only 3- 4 months supply in this price range.
From $1.5 million to $3 million range, we have 16 sales and 40 contracts for 8 to 9 months of supply. In the $3 – 5 million range, we have about 17 months supply of houses with an inventory of 104 houses. At the high end we still don’t have a single sale or contract over $10 million in Greenwich and we have 47 homes on the market waiting for a buyer.
Now this purely anecdotal, but the market seemed to slow down in the last 10 days from its very busy pace earlier in the month. Several agents mentioned this and at least this Saturday the phones were relatively quiet.
Greenwich buyers really pay attention to the news and the continual reporting on the sequester in Washington seems to have made people a little more cautious. In fact at this point it seems Congress and their failure to come to agreement on key financial issues is the biggest drag on the economy. It’s nothing dramatic, but it is a change from earlier in the year.
