June is traditionally the biggest months for sales in Greenwich and this past week bears that out. We had 23 single family home closings in the past week and another 21 go to executed contract just waiting to close. We also have 22 homes with accepted offers or contingent contracts.On the intake side we only have 20 new listings so inventory as usual is shrinking.
The under $2 million dollar market continues hot with 17 of the 23 sales closing for under that price. Old Greenwich, Riverside, and this week Cos Cob, have the bulk of the sales. No properties were sold in mid-country or backcountry, but it's only one week of sales.
At Realtor open houses this week we had several new listings under $1 million and they were the most active as agents were looking for inventory to sell in this hot segment. (We have a couple of nice new ones if anyone would like to see them.) We a limited number of options in this price range in OG and Riverside. Cos Cob seems to be the new hot spot as buyers get serious about closing on something before school starts in a couple of months.
On the seller's side we had 23 price reductions. For motivated sellers we often see price reductions around any of three dates, 30, 45 and 90 days on market as many sellers and their agents factor in scheduled price reductions into their marketing strategy.
Overall the market continues at a nice pace for most houses and areas, some hotters than others, but for most a market well balanced between buyers and sellers.
