Old Greenwich and Riverside Have Very Good June Sales ** Central Greenwich, Byram, Pemberwick and Glenville Doing Well ** Pair of $12 Million Waterfront Properties Sell Fast ** Only Two Properties Sell in Back Country, Both Under $1.4MM
Sunday, June 24 will be a beautiful day for seeing open houses in Greenwich—82 degrees, mostly sunny, gentle winds, and a little bit of everything. There are three rentals, 15 properties under $1 million, 13 properties between $1 and $2 million, and 18 properties over $2 million. You can see the interactive map here. OG, Riverside are Hot, Backcountry Is Not
We have had 52 single family homes sold through the Greenwich MLS so far this month in June. Sales in Riverside and Old Greenwich continue to be hot as you can see by the concentration of red sold boxes. Central Greenwich, Byram and Pemberwick all garner their share of sales.

So far this month we have had two houses sell in the back country both on North Porchuck and both for less than $1.4 million. The market also continues hot under $2 million, but finally things are starting to move in the higher price range. Of the 52 sales so far this month, 33 are under $2 million and 15 are between $2 million and $5 million.
We also had 2 waterfront sales for more than $12 milion both in less than 4 months.
Home Sales Up in May 2012
Single family home sales rebounded nicely in May 2012 with 64 sales compared with 62 sales in May 2011. Basically, this is the third year of the New Normal. As you can 2010 (blue line), 2011 (green line), and 2012 are remarkably similar. The one exception is the big jump in June 2011 and drop in July of the same year as homeowners rushed to avoid an increased conveyance tax effective July 1, 2011. So far in June we have had 52 homes sell, so June 2012 is still up in the air, but will probably be close to the 2006 – 2011 average (grey line).
