An Early Spring Real Estate Market in Greenwich - 60 Open Houses Today

Market continues to grow busy; Buyers ahead of sellers.

This week we have 60 open houses for Sunday, Feb. 26. Weather is supposed to sunny and cool. The open houses are in all parts of Greenwich at prices varying from $285,000 to $7,495,000.

Market Report

The market continues very active with 28 listings going off the market with either accepted offers, contracts and sales and only 24 new listings. Normally, you'd expect inventory to be expanding at this point, but the buyers seem to be ahead of the sellers.

Sales

As has been the case throughout the recovery from the Great Recession here in Greenwich the lower end of the market continues to lead the higher end. Of the 6 sales we had in the past week the highest went for $1,735,000 after being on the market for 298 days. Three of these properties at this lower end of the market were on the market for less than 90 days.

Contracts

Among executed contracts six of nine properties were listed for less than $1,000,000 and the highest list price was $2.8 million. Among the 13 accepted offers and contingent contracts we had 4 listed at over $2 million, but none over $5 million.

New Listings

Sellers, particularly, under $2 million really need to get in the game. We only had 24 new listings in the past week. Not bad, but inventory is still shrinking when it should be expanding. Under $2MM we only had 13 new listings come on the market and 4 of those were condos or co-ops. As a result we only have 9 new houses to show clients in this price range and only 2 of those houses are in Old Greenwich.

Over $4 Millon

Old Greenwich did have a spectacular house come on for $10.5 M in Old Greenwich. Even at this price, I bet this house fronting Long Island Sound is gone by the end of June. Nine of the new listings are over $4MM so this segment continues to grow, but several of these new listings are on waterfront a segment that continues to move quickly.

Rob Pulitano's comment

[As well as a Realtor, Rob works with his father Pat Pulitano, one of the deans of the Greenwich architects.] My observations on the construction side of the housing market are that we are starting to see more speculators coming into the market, especially in the Old Greenwich and Riverside sections of town.  Banks are still not lending for speculation. Any loans for construction are given for owner occupied residences only. Of course this implies that speculators are much more confident putting their own capital at risk.
