Giants win Super Bowl as the market springs to life: in 12 days — 12 properties sold; 35 contracts signed, 56 new listings.
The Super Bowl has come and gone and with Mario Manningham's last catch the spring market officially got under way, though with a snowless January and early February it felt like spring in the market already. The weather and the good economic news has been bring out the buyers. Today we have 46 open houses with 22 under $1 million and 13 over $2 million.

Market Report
February is traditionally the slowest month of the year for sales, but so far we have had 12 houses sold and another 35 go to accepted offer or contract status. Of the 12 houses sold, 4 were over $5 million dollars with 11 Skyridge selling for $13 million after being on the market for only 129 days. The other three high-end properties had been on the market for 69, 140 and 149 days showing that even at the high end properly priced houses will sell reasonably quickly.

We also have had 56 new listings so far this month from Old Greenwich to Banksville and Bedford Road to Byram Shore Road. If you are thinking about getting in the market whether buying or selling, getting in earlier is probably a good idea. Of the 21 accepted offers and contingent contract, 7 of them were on the market for less than a month and 8 Fletcher Ave. had an accepted offer in 2 days. I actually have two families that want to put back-up offers in on houses with contingent contract.
On the seller's side getting your house listed before the rush of new listings later this month and March can let your house stand out earlier. With the increased buyer interest and despite the new listings we are still supply constrained in Old Greenwich and Riverside and at the lower end of the market.
