Greenwich Open Houses: 49 Houses from $349K to $16MM Sunday, Oct. 2nd

49 open houses - one high-end mid-country rental; 11 condominiums and 21 houses over $2 million. Something for everyone.

We have 49 open houses in Greenwich, Old Greenwich, Cos Cob, Riverside, Glenville, Pemberwick, Byram, mid-country and backcountry Greenwich. There's one high end rental for $17,500 a month in mid-country, 11 condominiums and 21 houses over $2 million.

SEPTEMBER MARKET REPORT – Forty Greenwich houses sold in September 2011 per the Greenwich MLS. This  means, that despite that September 2011 was likely as good a September as we have had in the last five years in Greenwich. We can only say likely, because we don’t have the numbers on sales of properties in Greenwich that did not go through the MLS. We would only need seven non-MLS sales to match September 2007 sales, the best September in the last five years and seven is about the average additional sales that we see.

All of the rhetoric in Washington, however, has reshaped the market. The market for homes under $1.5MM continues strong with houses selling for less than $600,000 actually dropping below six months supply, the dividing line for a seller’s market. From $1.5 million to $5 million, months of supply generally increased slightly as we had new inventory coming on the market faster than the houses in this price range are being sold. $5 million to $10 million saw a jump to 26 months of supply. Over $10 million dollars sales continue very slow with no sales over $10MM in September, but we do have one executed contract for $17,500,000 pending.
