Greenwich High End Sales Up in September ** Time Running Out for 2012 Listing and Sale **

The fall market is well underway and sales in most categories continue at a nice pace, particularly at the high end. We have a good assortment of open houses in every neighborhood from backcountry in the northwest corner to Old Greenwich in the southwest corner. Prices for the 34 open houses range from a co-op for $335,000 in Putnam Park to a beautiful house for $7 million on Club Road in Riverside.

GREENWICH REAL ESTATE MARKET REPORT

The Greenwich MLS reports 44 Greenwich houses sold in the month of September. These sales are in line with the past couple of years. We are continuing to see the improvement at the high end. As you can see from a  $ 2,991,291 average for the  September sales. Even the median of the 44 September sales is $1,912,500.

When you look at the months of supply for September you can see the effect of the fall market as we had a bunch of new listings come on the market after Labor Day. Months of supply are up slightly in most price categories up to $4M with two exceptions. Both $1 – 1.5 million and the $3-4 million price categories are up over 2.5 months as new listings exceeded sales.

The big change in the Greenwich market which started in June and has continued through September is the recovery of the over $4 million market. Earlier this year we were looking at months of supply measured in years.  While we still have an over 2 year supply in all three of the over $4 million price categories, the $4 – 5 million dropped 3.3 months this month to 28.1 months and when you add in the 3 pending contracts, pending supply is drops to 25 months. As recently as April we had 62.7 months of supply, so are down almost 3 years of supply in only 5 months as sales have really picked up.

You can see from his graph both the spring market surge of listings in March and April and the fall market’s post Labor Day surge in September. This listing surge and not a drop in sales  is what accounts for September’s blip up in months of supply. It should come down as sales continue apace for the remainder of the year and listing drop. Having said that, if you are thinking of putting your house on the market before the 2013 tax increases kick in on Jan. 1st, you need to list soon. As sales follow a sine wave with the peak in June and the bottom ifrom November to February.
