MARKET REPORT

     GREENWICH, CT SINGLE FAMILY HOME SALES CONTINUE TO BE BUSY.

(Greenwich, CT)  After a record June sale of 114 properties, sales were down substantially in July to only 48 sales as the 7/1/11 increase in the conveyance tax, shifted dozens of sales to June. The shift was so great that we already have more sales in the first three weeks of August than we had in all of July. We have 54 sales and additional 57 under contract or 111 listings. Interestingly, we have 111 new listings so far this month, however only 50 of these listings are for residential properties. So we are back to a stable market with sales and new listings roughly equal. At the same time rentals continue very strong with rentals in the downtown area, Old Greenwich and Riverside particularly hot.
