Super Bowl Slows Greenwich Real Estate Open Houses
7 Open Houses; Buyer Activity Up, 70 Sales Pending
We have a great weekend for open houses. Lots of new listings, good weather, strong buyer interest and yet we only have 7 open houses this weekend. Even though kick-off is isn't until 6:25 Greenwich open houses are down around 80% due to the Super Bowl.

Market Report
January was a really good month for real estate in Greenwich, but you wouldn't know from the number of sales. Only 28 single family home sales were reported by the GMLS for the month of January. Last year we had 34 sales and the year before that in 2010 we had 38 sales as reported by the Greenwich Town Clerk.

We'll pick up a few more non-GMLS sales, but most likely only a couple. The lower sales reflect the uncertain market in the the fourth quarter of 2011 when these sales went to contract. What makes January a good month and a sign of the upturn in the market are the 70 pending sales that we have in all price ranges even at the high end.

So while open houses will slow down this weekend while everyone gets ready for the Super Bowl the market is continuing to heat up.
