A very busy weekend for open houses with 64 open houses this weekend. Check out the interactive map that Rob Pulitano prepared here. We have 19 house under $1MM mostly within a mile of the Post Road. Twenty-two of the houses are between $1MM and $2MM in lower, mid-country and to keep things even we have 21 open houses over $2MM in upper mid-country and backcountry Greenwich.

For those of you that have inquired about GreenwichStreets.com, it will be back. The twits at Twitter, acqhired all the people from what was an excellent service at Posterous.com. They shut Posterous down to focus on Twitter, which you can’t blame them given Twitter’s growth rate, but it left a lot of bloggers out in the cold. GREENWICH, CT REAL ESTATE MARKET REPORT We still have a shortage of listings below $2.2MM, but you wouldn’t know it from the chart that Jared prepared below. In January, February, April and very likely May we have exceeded new listings of all three prior years. With two weeks left in May we already have almost as many listings as we did in May 2011.
May sales are telling the same story. Once again with almost two weeks to go in May we have equaled our sales for condos and single family homes for all of May 2010. All those pending contracts that have been accumulating are finally starting to close. Despite all the closings the number of house contracts continue to grow slightly to 191 contracts as deals are still being made faster than the number of closings.
All of these sales and contracts are keeping our listings down. We just can’t seem to break 600 listings with only 564 house listings on the GMLS despite getting 159 new listings in the last 30 days. The over $3 million is starting to see some more activity with 18 properties listed over $3MM being sold including two sales over $5MM in the last 30 days.
