36 Open Houses Sunday Before Thanksgivings, Showing Down, Sales Are Up

Houses from $475,000 to $8,900,000 November Sales Continue Good Sales Trend Showings Down Under $2,000,000

 

Now you might think with this being the Sunday before Thanksgiving that lots of folks, Realtors included, would have headed out for a well deserved vacation.

Just the opposite is true, the the hurricane and  a  power outage combined to create pent-up showings from an expanding inventory. This week we have 36 open houses ranging from $4,100 rentals to $8.9 million houses. Among the 36 open houses we have something for everyone with a fairly even split consisting of 10 listings under $1 million, 9 houses from $1 – 2 million and 13 houses over $2 million.  It’s also a good week if you would like a house in Old Greenwich or Riverside. We have 6 houses for more than $2 million south of the Post Road and 4 north of the Post Road under $1 million.

GREENWICH REAL ESTATE MARKET STATISTICS

Despite Hurricane Sandy and an election, November is shaping up to be a normal month. So far in November we have sold 19 houses evenly split with prices above and below $2 million. The highest price sale was on 25 Sherwood which sold for $11 million after being on the market for 516 days. At the other end of the market 45 Glenville Rd. sold for $625K after being on the market for 16 days. The over $2 million market has recovered nicely, but the hot market is still under $1 million and we would sell more in this price range if we had more inventory.

In Greenwich, we also have 17 single-family home sales pending and another 23 with accepted offers or contingent contracts for a total 40 houses beginning the sales process this month.

Amazingly the number of showings are down according to statistics from the GMLS, but GMLS stats also show sales are up from last year. The showing stats are derived from the number of keybox openings which are mainly on the houses under $2 million, the hotter part of the market. On first glance a lot more sales from fewer showings seems contradictory, but this is the result of a shift from lookers to buyers this year and also the shorter days on market. We have fewer showings, because people are buying not just looking and the houses are on the market for less time to be shown.
