Sales Price – $2,495,000
Any Realtor will tell you that Old Greenwich and Riverside have been the hottest markets this year. Within these two villages, the hottest market is Old Greenwich south of the village. So let’s take a look at what is going on there. We have had 38 sales ranging in price from $627,000 to $14.1 million. That lower price is a little deceptive since the next lowest sales price $1,100,000. The median price for this hot area is $2,495,000 and the average price is $3,284,378.
Sales Price up 17% over Assessor's Value
When you take the sales price and divide it by the Greenwich Tax Assessor’s market valuation you come up with a 17.3% median increase since the Oct. 1, 2010 property revaluation. The average increase is 21%. Either one is a very nice return in a low inflation environment.
Days on Market - 80
The average number of days on market is 178, but this is pushed way up by four listing queens that were on the market for more than 588 days with the longest being 1,258 days. The median DOM is only 80 days and at the other end, one house only lasted 3 days. If you want to buy in Old Greenwich south of the village don’t wait. If you figure 45 days from accepted offer to closing then the median time available on market is only 35 days.
Percent of Sales Price – 95%, Cost per square foot $643
For all of Greenwich the percent of sales price to last list price is 93.5%. In OG SoVi it is 94.8%. The cost per square foot is also substantially higher coming in at median of $643 per square foot. This is for a median house of 3,676 square feet located only on a median acreage of .36, which makes OG SoVi a great place to go trick or treating.
