45 Open Houses in Greenwich Today

Single-family homes for sale range from a downtown condo for $325,000 to a house for $5.95 million off of Glenville Road. We have 20 houses under $1 million and 21 houses over $1 million. The complete list of open houses is below.

Market Report

2012 may be a record for the earliest spring market. So far this month we have had 70 new residential listings come on the market. This surge in new listings has been obscured by 65 listing expirations and 62 other properties off active status. These 62 properties in January are made up of 27 sold, 12 executed contracts, and 23 accepted offers and contingent contracts.

The average sales in January over the last 6 years has been 40 single-family homes. We had 34 sales in January 2011 and 38 sales in January 2012. With 9 days left in January we may ultimately be a little below the past 6 years average for this January, but the number of accepted offers, contingent contracts and executed contracts still show an upturn.

With existing home sales up nationally for three months in a row, the housing market is moving in the right direction. We really need more inventory in Greenwich. Realtors are already concerned about lack of listings in certain areas of the town and certain price ranges. The 45 open houses today show that many Realtors in Greenwich are seizing this opportunity to present the listings they do have to the surge of buyers resulting from the good economic news.
